Searches in Derby and Derbyshire
A Derby address goes to Derby City Council for the local authority search. Just outside the city, it goes to the district instead, such as Amber Valley, Erewash or South Derbyshire. Severn Trent handles the water and drainage search.
The east of the county, around Ilkeston, Heanor and Ripley, sits on the old Derbyshire coalfield, so a coal mining search often applies there. Parts of Derbyshire also have higher natural radon levels, which the environmental search picks up. Our guide to conveyancing searches explains each one.

Things we look out for in Derby
- The Derwent Valley. The mills and workers' cottages from Derby up to Cromford are a World Heritage Site, with conservation areas and many listed buildings. Changes to windows, doors or extensions can need extra consent, so we check before you buy.
- Homes near the river. The Derwent runs right through the city. We look closely at the flood search and make sure you know what it means for insurance.
- Victorian terraces. Streets around Normanton, Pear Tree and the city centre have plenty of older terraces with shared alleyways, so we check rights of way and who maintains them.
- New-build estates. Newer estates around the edge of the city can carry estate charges for roads and green spaces. Our leasehold vs freehold guide explains what those mean.
