Searches in Rotherham
The local authority search goes to Rotherham Metropolitan Borough Council, and Yorkshire Water handles the water and drainage search.
Rotherham sits in the middle of the old South Yorkshire coalfield, so a coal mining search is part of almost every purchase here. The Don and the Rother both run through the borough, and parts of Rotherham flooded in 2007 and again in 2019, so the flood search matters too. Our guide to conveyancing searches explains what each one turns up.

Things we look out for in Rotherham
- Waverley and other new communities. Waverley is built on former industrial land, the old Orgreave colliery and coking works. Newer homes like these often come with estate charges and management companies, which we explain before you commit.
- Estate villages. Around Wentworth, many older homes sit in conservation areas or carry covenants from the historic estate, which can limit what you change.
- Terraces and semis built for the pits and the steelworks. These are often solid, good-value homes, but we check for shared passageways, mining history and any extensions without sign-off.
- Leasehold houses. A few newer houses here are leasehold. Our leasehold vs freehold guide explains what to check.
Selling and buying at once?
Selling in one place and buying in another is no problem, wherever the two homes are. One conveyancer can handle both sides, and our guide to exchange and completion explains how the two get lined up.
