Searches in Derbyshire
A Derby address goes to Derby City Council. Elsewhere the local authority search goes to the district council: Amber Valley for Belper and Ripley, Erewash for Ilkeston and Long Eaton, Chesterfield, North East Derbyshire for Dronfield, Bolsover, Derbyshire Dales for Matlock and Ashbourne, High Peak for Buxton and Glossop, or South Derbyshire for Swadlincote. Severn Trent handles water and drainage for most of the county, and the search names the supplier where it's another company.
The east of the county sits on the old Derbyshire coalfield, so a coal mining search is common from Chesterfield and Bolsover down to Heanor and Ilkeston. Parts of Derbyshire, especially the limestone country of the White Peak, have higher natural radon levels, which the environmental search shows. Near the Derwent and the Trent, we look closely at flood risk too. Our guide to conveyancing searches explains what each one checks.

Things we look out for in Derbyshire
- The Peak District. Inside the national park, the Peak District National Park Authority handles planning and is stricter about extensions and changes. We check which side of the boundary a home sits on.
- Radon. If a home is in a higher radon area, we check whether protection has been fitted and what a test would involve.
- Private water and drainage. Farmhouses and hamlets in the hills can be on a private supply or a septic tank. We check what the home uses and whether it meets current rules.
- Mill towns and listed buildings. Stone cottages in places like Belper, Cromford and Wirksworth are often listed or in a conservation area, which can mean extra consent for changes.
- Former mining towns. In the east, terraces built for mining families often share yards and passageways, so we check rights of way and the mining history of the ground.
