The county is four boroughs, each with its own council. A Sheffield address goes to Sheffield City Council, from the Peak edge at Bradfield to Mosborough. Doncaster, Bawtry and Thorne go to City of Doncaster Council, Wath and Maltby to Rotherham Metropolitan Borough Council, and Penistone and Hoyland to Barnsley Metropolitan Borough Council. Yorkshire Water handles the water and drainage search everywhere.
Almost the whole county sits on the old South Yorkshire coalfield, so a coal mining search is part of most purchases. The Don, the Dearne and the Rother have all flooded homes in recent years, and low-lying villages like Fishlake flooded in 2019, so we always read the flood search closely. - Mining history. Pits once ran from Barnsley through Rotherham to Doncaster. We check the coal mining search for old shafts, workings and subsidence claims near the home.
- Terraces with shared yards. Older terraces often share passageways and back yards. We check the title for rights of way and who looks after what.
- The Peak District edge. Western parts of Sheffield and Barnsley are inside the national park, where planning is stricter. We check which side of the line a home sits on.
