Greater Manchester is ten boroughs, and each has its own council. The local authority search goes to whichever covers the address: Manchester, Salford, Trafford, Stockport, Tameside, Oldham, Rochdale, Bury, Bolton or Wigan. So a home in Altrincham goes to Trafford Council, and one in Saddleworth goes to Oldham Council. United Utilities handles water and drainage across the whole county.

The north and west of the county sit on the old Lancashire coalfield, so a coal mining search is common around Wigan, Leigh, Bolton, Bury and Oldham. Things we look out for in Greater Manchester

  • Chief rents. Many freehold houses across the county still carry a small yearly rentcharge, known locally as a chief rent. We check for one on every freehold and explain what it means.
  • 999-year leases. Plenty of houses here are sold on very long leases rather than freehold. We read the lease for ground rent and old restrictions, and our leasehold vs freehold guide explains the difference.
  • City centre and Quays flats. For apartments in Manchester and Salford we check the service charge, the management pack and the cladding position, including whether the lender needs an EWS1 form.
  • Mill towns. Terraces built for mill workers in Oldham, Rochdale, Bolton and Bury often share back yards and passageways, so we check the rights of way.
  • The Peak District edge. Parts of Saddleworth are inside the national park, where planning is stricter.
