Searches in Nottinghamshire
Inside the city boundary the local authority search goes to Nottingham City Council. The rest of the county is split into districts, and the search goes to the one that covers the address: Rushcliffe for West Bridgford and Bingham, Gedling for Arnold and Carlton, Broxtowe for Beeston and Eastwood, Ashfield for Hucknall and Sutton-in-Ashfield, Mansfield, Newark and Sherwood, or Bassetlaw for Worksop and Retford. Severn Trent handles water and drainage for most of the county, and the search names the supplier if it's a different one.
The west and north of the county sit on the Nottinghamshire coalfield, with former collieries from Eastwood and Hucknall up through Mansfield and Ollerton to Worksop, so a coal mining search is common there. The Trent runs the length of the county, past Nottingham and Newark, so we read the flood search closely for homes near it. Our guide to conveyancing searches explains what each one checks.

Things we look out for in Nottinghamshire
- Former pit villages. Terraces and semis built for mining families often share yards and passageways. We check the rights of way and the mining history of the ground.
- Homes by the Trent. Riverside towns and villages can sit in a higher flood risk zone. We tell you early, because it can affect insurance and your mortgage.
- New-build estates. Big new developments around the city and the market towns often come with estate management charges, and a few newer houses are leasehold. Our leasehold vs freehold guide explains the difference.
- Conservation areas. Market towns like Newark and Southwell and many village centres are conservation areas with listed buildings, which can mean extra consent for changes.
