Searches in Matlock and the Dales

A Matlock address goes to Derbyshire Dales District Council for the local authority search. The same council covers Bakewell, Ashbourne, Wirksworth and Darley Dale, and Severn Trent handles water and drainage.

The Dales have some of the highest natural radon levels in Derbyshire, which the environmental search picks up. The Derwent runs through Matlock and Matlock Bath, and the Wye through Bakewell, so we read the flood search closely too. Our guide to conveyancing searches explains each one.

Things we look out for in Matlock

  • The World Heritage valley. Cromford and Matlock Bath are part of the Derwent Valley Mills World Heritage Site, with conservation areas and many listed mill cottages. Changes can need extra consent, so we check before you buy.
  • Inside the national park. Bakewell and much of the countryside around it fall under the Peak District National Park Authority for planning, which is stricter about extensions and changes. Matlock, Wirksworth and Ashbourne sit outside it.
  • Old lead mining ground. The limestone around Wirksworth and Matlock was mined for lead for centuries. We look at what the ground and environmental searches say about old workings.
  • Rural homes. Farmhouses and village cottages can rely on a private water supply or a septic tank, or share a track. We check access and services before you commit.

Buying an older home?

Listed buildings and rural services can add questions to a purchase. Our guide to why conveyancing takes so long explains what can slow things down, and how we keep your move going.
